Glass Partition Specification Checklist India — 12 Points to Confirm Before Procurement

A pre-procurement checklist for architects, EPC contractors and institutional procurement teams. Closes the specification gaps that cause substitution risk, performance shortfalls and post-installation disputes on glass partition projects.

Underspecified glass partition BOQs are the single most common cause of disputes on Indian commercial fit-out projects. A BOQ line that says "glass partition — Rs X per sqft" leaves 11 specification variables open — any of which can be legitimately filled by a contractor with a cheaper and inferior product. This checklist ensures none of those variables are left open before you go to tender.

System Type

Confirm frameless, framed aluminium, or acoustic DGU. These are not interchangeable — they have different structural requirements, acoustic performance, and cost profiles. Specify the system type explicitly in the BOQ, not just the glass thickness.

Glass Thickness and Standard

State the glass thickness (6mm, 8mm, 10mm, 12mm) and the IS standard (IS 2553 Part 1 for toughened, IS 2553 Part 2 for laminated). Do not write just 'toughened glass' — this does not prevent substitution of non-conforming material.

STC Rating Required

For any partition requiring acoustic performance, state the minimum STC rating as a number (e.g. STC 40 minimum), not a description (e.g. 'acoustic partition'). Require a laboratory test report from the manufacturer confirming the rating for the specific system specified.

Partition Height

State the finished height (floor to ceiling or underside of soffit). Standard commercial heights (2,700mm-3,200mm) are handled by standard profiles. Heights above 3,500mm require structural calculations — confirm this is included in the scope.

Frame Profile and Finish

For framed partitions, specify the visible face width (38mm, 50mm, 75mm) and the finish (anodised silver, powder coat RAL, etc.). Unspecified frame profiles will default to the cheapest option in the manufacturer's range.

Door Specification

State the number of door openings, door type (frameless glass, aluminium-framed), leaf width, hardware grade (door closer, floor spring, patch fittings), and whether the door is within the same partition system or a separate supply. Doors are frequently excluded from partition pricing and added as a variation.

Acoustic Seal Specification

For STC-rated partitions, specify the acoustic perimeter seal — brush seal, compression seal, or silicone bead — at floor track, ceiling track, and any wall junctions. State that the seal must be continuous without gaps. Unspecified seals are the most common reason acoustic partitions underperform their specification on site.

NBC 2016 Chapter 4 Compliance

State whether NBC 2016 Chapter 4 compliance documentation is required. This covers glass type, thickness, and safety glazing requirements for locations subject to human impact. Require a written compliance statement from the supplier — not a verbal assurance.

Fire Rating

Confirm whether any partitions are in fire-rated locations (escape routes, fire compartment boundaries). Standard toughened glass does not provide fire resistance. Fire-rated glass is significantly more expensive and must be specified explicitly — it cannot be substituted in later.

MEP Coordination

Confirm that the partition supplier has reviewed the MEP services drawing for the partition line and that penetration locations, acoustic seal continuity around penetrations, and top track coordination with the HVAC duct positions are documented in the shop drawings before fabrication commences.

Demountable vs Fixed

Confirm whether the partition system is fixed (bonded silicone joints, for permanence) or demountable (clip-fix frames, for future reconfiguration). Demountable systems cost more upfront but allow glass panels to be reused on reconfiguration rather than destroyed.

Quantity and Layout Complexity

Confirm the total square footage and the number of individual panel cuts. Heavily fragmented layouts with many short runs and corner returns cost more per sqft than long straight runs. Get a layout-specific quote, not a rate applied blindly to total area.
